Cumulus Podium located in Los Angeles, CA with a total of 910 Units 7over2 Podium project for one of our Trusted Trade Partners, Carmel Partners. The AMPAM field team began working on this project in 2018 and had a 2022 completion date.

Podium

A Podium utilizes a construction method that divides a building into two distinct areas. There is a lower portion that typically is one to three stories of Type I-A/B construction (concrete) and an upper portion of Type III-A construction (wood), that can be built up to five stories high. AMPAM has completed over 100 Podium throughout California.

Slab on Grade

A Slab on Grade is directly laid on the earth and utilizes support walls and other structural elements. Grade slab acts as a foundation for the building eliminating the need for furth footings. AMPAM has typically worked on 3 Story Walk-Up, Garden Style projects over the past 40 years and continues to do so with many of our trusted trade partners.

The Resort, Phase 1, located in Rancho Cucamonga, CA with 432 Units was built with Western National. The project consists of 2 & 3 story Slab on Grade, with a total of 55 residential buildings in this Phase. AMPAM started on site in 2021 and completed in 2023.

Thermo Kittridge, a 5 Story Wrap with Parking Structure with 275 Units, built with Fairfield started in 2020 and finished construction in 2023. This project is located in Los Angeles (Canoga Park).

Wrap

A Wrap style project, sometimes referred to as a “Texas donut”, consists of a wood construction building that surrounds a concrete parking structure. AMPAM has been a leading Design/Build trade partner for multiple developers with Wrap-style projects throughout California.

Hi-Rise

A High-Rise building is any structure 10 or more stories tall. They are considered a vital component of vertical expansion strategies due to their ability to accommodate numerous people or businesses in a limited area. High-rise buildings are typically Type I-A/B construction and must meet stringent quality standards to ensure durability and strength against external forces like wind and seismic events. AMPAM has Design/Build expertise on multiple high-rise projects.

6230 Yucca, built with The Build Group with 114 units, located in Los Angeles started construction in 2016 and completed in 2018. This Hi-Rise is 13over5Podium with 17 stories above grade.

LMU Student Housing was completed with Bernards in 2021 after starting in 2019. This 313 Unit, 4 Story Slab on Grade Student Housing project is located in Los Angeles, for Loyola Marymount University.

Student Housing

Student Housing is a distinct project type, specifically tailored for on or off site living around Universities. These buildings are created with a different design focus and tend to have larger apartments with smaller kitchens to house multiple students, with as many as four to six students living in each unit. Most buildings also designed with more of a focus on student amenities.

Assisted Living / Senior Living

Assisted Living, Senior Living, Memory Care, and Independent Living Projects are a core component of AMPAM’s catalog of completed projects. These projects offer various levels of care, which in turn, determine the design, with attention given to the involvement of caregivers, and the quality of care needed in these communities.

Belmont Sunrise San Jose is located in San Jose, California. This 151 Unit Assisted and Senior Living facility was built with W.E. O'Neil with a completion date of 2022, starting in 2020.

The Miramar Rosewood is one of the many hotels AMPAM has been a part of. Construction started in 2017, with a completion in 2019, and has 161 units, located in Montecito, CA.

HOTELS

Hotels vary greatly and can range from a towering high-rise to a one-story resort style project. They are defined by scale. While hotels typically do not have unit kitchens or washer and dryers, they are typically heavily amenity focused.
